Service excellence for appraisers, assessors and real estate professionals largely rests on applying the proper methods for valuing business enterprises and intangible assets of commercial real estate. This concern is central to all the reasons we appraise real estate, such as bank financing, property tax appeal, condemnation, contract negotiation at sale, financial statement reporting and litigation.
In this course, Mary O’Connor, ASA, MRICS, will give commercial real estate professionals insight into a fresh approach to valuing business enterprise for commercial real property from a business valuation appraiser’s point of view. Presentation and discussion will investigate:
  • Delineation of the relationship between business enterprise value and a property’s underlying intangible assets using accepted financial valuation theory;
  • Comparison of leading theories on the subject;
  • Analysis of recent court opinions;
  • Case studies from a hotel, a hospital and a senior living facility that are used to value the entire enterprise, as well as certain intangible assets such as the flag and franchise, assembled workforce and profit/service centers.

About the Speaker
Mary O'Connor is a partner and director of valuation with RGL Forensics. She has 30 years experience focusing on business valuation and the appraisal of equipment and intangible assets for litigation and property tax appeal. She is an accredited senior appraiser of the American Society of Appraisers and a property auctioneer. Ms. O'Connor provides comprehensive valuations to public and private clients in a wide range of industries - including financial services, hospitality, manufacturing, natural resources, retail, utilities and real estate development. She often appears as an expert witness for both plaintiffs and defendants.
